Booking cancellation: in the event of booking cancellation or fail to turn up (no show), the guest will be charged for the entire cost of the reservation.

In the event of booking cancelation for COVID19 Force Majeure (impossibility to move from your country to Italy because of international pandemic restrictions) we will recognize:

• a VOUCHER of the same amount for single room reservations to be used as indicated below:
  • for reservations form January ’24 to May ’24= valid until September 2024
  • for reservations from June ’24 = valid until 30th November 2024
• a VOUCHER of the paid amount to be used within one year of the scheduled check-in

Payments: payment must be made via Credit Card or Bank Transfer when making your booking. The following payment cards are accepted: Visa, Maestro and Master Card.

Requests for invoices must be made in advance.

Tourist tax: the Municipality of Como has introduced a tourist tax of Euro 2.00 per person a day until the 4th day of accommodation. Not applicable to minors of 14 years of age and under.

The reception service is not active 24 hours a day

Breakfast: included in the price of the room. Self-service and continental, it is served from 7.30 to 10 a.m. in the “Giardino d’inverno” breakfast room.

Welcome beauty kit: on their arrival guests will receive the beauty line kit by well-known French brand Pascal Morabito.

Linen: bed sheets and towels will be changed when guests check-out and at least once a week in the event of longer stays.

SPA: accessing the private SPA carries an extra charge and is only permitted to guests that have made a booking. The timing must be planned in advance (the access refers to max 4 persons at any one time), 35 Euro per person/hour (entry as a couple) 40 Euro per hour (single person entrance).
Please note that: a) the ownership does not assume any responsibility whatsoever for accidents, b) guests are responsible for any damage caused inside the spa.

Gym: guests of the Villa may freely access the gym between 9.00 a.m. and 8.30 p.m. The gym is equipped with Technogym® machines: treadmill, cross-trainer, exercise bike and wall bar.
Please note that: a) the ownership does not assume any responsibility whatsoever for accidents, b) guests are responsible for any damage caused inside the gym.

Sun Terrace: guests of the Villa may freely access the terrace between 9.00 a.m. and 11 p.m. from May to October. In the others months the sun terrace’s opening hours will be decided on by the management and communicated to guests on their arrival.
The sun terrace with view of the lake is equipped with tables, a relaxing patio, sunbeds and a shower. During the winter access to the sun terrace is at the discretion of the Management, weather permitting.

Onsite parking: parking spaces within the property of the Villa, but not covered and unsupervised (tot. max 5 spaces), 15 Euro per car/night or 25 Euro per electric car/night (if charging is required). Upon request on a first come first served basis. There is however free parking on the road and in a little public car park adjacent to the Villa. Please let us know, at the time of reservation, if you need to park your car inside.

Smoking: strictly prohibited inside the Villa. Smoking is permitted in outdoor areas as long as it does not cause damage to the furniture or garden or discomfort to non-smoking guests.

Pets: not permitted in the rooms or common areas of the Villa. The management apologises for any inconvenience.

Damages: guests shall be held responsible for any damage caused to the Villa (e.g. to furniture, domestic appliances, common areas, garden etc.) during their stay.
